Once the completed pre-application is received, a written receipt of the pre-application and status of eligibility will be mailed to you. If the household meets the eligibility requirements, in most cases the head of household’s name will be added to the property’s waiting list. However, please be advised that waitlist eligibility is not an acceptance, approval or guarantee of housing.

Applicants may call to check their position on the waiting list no sooner than 30 days after receiving the confirmation letter that the pre-application was received by Maloney Properties. Following that, applicants may call once per month, after the 15th, between 9:00am-12:30pm. This schedule allows applicants to stay informed while also allowing our property management team to focus on providing great services to our residents. We appreciate your understanding.

Once on the waiting list, you will want to keep your household’s information updated. Please inform us of any change, including your current address, phone number, family members, or extreme changes in incomeYou are required to make these changes in writing. Updates can be submitted to the office in the same manner as listed above (drop-box, mail, fax, or e-mail).

When a unit that meets the applicants eligibility and needs is scheduled to become available, we will contact you either by telephone or mail to schedule an interview for all adults in the family.

  • We will request that you bring ALL documentation pertaining to the family’s income and assets for ALL adults that will reside in the up-coming unit, if approved.

  • In addition, we will request proof of identity for all family members: birth certificate, social security card, photo identification, passport, etc. We will conduct a credit and criminal background check for all adults in the household.

Once this application process has begun, we will show the unit as soon as possible. Please be aware that applicants are contacted as soon as we receive notice-to-vacate from the current resident. This allows us to move applicants into the application process as soon as possible, but it also means that the unit may still be occupied during the application processing.

If your application is approved and you accept our invitation to become part of our community, we require a minimum of ½ months’ rent as a “unit hold deposit”.  Upon signing your lease, we will require the remaining prorate balance of the months rent and one full month rent as a security deposit. All initial payments must be made in the form of certified funds.
